A different kind of vacation – Winter in the Alps

Winter can be a super depressing time to be living within the sprawls of a big city. Unforgivably cold mornings that do their best to make getting out of bed difficult, unbearable traffic conditions, and a general bitterness to everyone you meet. That pretty much sums up my city in winter.

FHA Loan Requirements: Seeing If You Qualify?

fhaThe Federal Housing Administration has helped million and millions of Americans since its inception in 1934 during the Great Depression.  When you wind the clocks forward to today, things look strikingly similar, but one thing is true, it does not take a genius to see how this program has gotten many hard-working Americans out of hot water.  The ability to decrease the risk involved with an FHA loan backed mortgage has given millions of Americans reduced interest rates and down payments for decades.

How has this program helped countless Americans?  This is how an FHA loan works:

First, when a person goes to the bank to request a mortgage, that person carries with him or her a variable amount of risk.  The bank looks at credit history and employment to determine how likely that individual will keep up with the payments and pay off the house.  With every person, the bank assesses an interest rate and a down payment, based on the likelihood of that person defaulting.  For those that have little risk, there will be small interest and down payments.  For those who are high risk, there will be very high interest rates and a very large down payment.  This is where an FHA loan comes in.

Basically, the Federal Housing Administration steps in and says, “I will insure this house against the risk of the individual.”  When that happens, the bank then runs new numbers.  When the calculations come out, the down payment and interest rate are substantially lower, saving that family lots and lots of money.

The Requirements

If you are looking into getting one of these federally insured loans, then the FHA loan requirements are pretty simple.

First, your credit score must indicate that you have less than 41% of your available credit taken up.  In addition to that, you must have 2 years of stable employment history, and you must have 2 years of good credit since declaring bankruptcy.  You can only have one federally insured loan at a time, and if you will not even be considered if you are running a delinquent account on, say, a Federal Student Loan.

These FHA loan requirements also dictate that you cannot use an FHA loan on homes that are $250,000 or more.  The typical amount is around $200,000.

Last but not least, the mortgage cannot take up more than 30% of the yearly salary of the household.

Summary

Overall, most loans will have a down payment of roughly 10%, but FHA loans will only have about a 3%.  This just goes to show you that when you are federally insured, it will reduce your risk by about 30%.  This looks great to the banks, and they will be willing to loan you more for less than before.  If you can meet FHA loan requirements, it may just be in your benefit to do some research on this possibility.  An FHA loan may just be the key to getting into the house of your dreams.
